Pavilion Road

This project consisted of the near complete demolition of an existing 19th century, mid-terrace residential property and construction of a new residential property behind the retained façade, to BREEAM domestic refurbishment 2014 / Passivhaus standards.

Works included temporary support of the front elevation / party walls during demolition works, replacement of the ground floor slab including new drainage works, new timber upper floors, structural steel framing and reconfiguration of the roof / re-roofing.

All windows and doors were replaced with triple glazed units to ensure the strict air-tightness requirements of the project were adhered to. New m&e services were provided including MVHR / purge ventilation systems.

At time of completion this project was one of only a handful of period properties to achieve the Passivhaus standard within the UK and was rated within the top 1% of domestic refurbishments to achieve the BREEAM Outstanding rating.

It’s estimated that this results in a reduction of up to 85% in terms of the properties energy consumption, with the property only costing around £20 per year to heat.
